Program Summary
Wabash Valley Habitat for Humanity is a non-profit organization dedicated to eliminating substandard housing. Since our founding in 1989, Wabash Valley Habitat for Humanity has built 72 affordable, quality homes for families in our community.
The Habitat program is unique in that families put sweat equity into the building of their own home. Sweat equity involves construction and homeowner education classes which prepare our homeowners for homeownership. Upon completion of the home, they purchase that home at a 0% interest rate, saving them tens of thousands of dollars over the life of the loan. Monthly mortgage payments are made affordable for homebuyers and are cycled back into a general "Fund for Humanity" which allows Wabash Valley Habitat for Humanity to continue building.
The first step for becoming a Habitat homeowner is filling out an application

Qualifications
- Demonstrated need for improved housing
- Applicant does not own their own home and is a first-time homebuyer
- Willingness to partner with Wabash Valley Habitat for Humanity through the completion of sweat equity hours. Each applicant is required to complete at least 250 sweat equity hours.
- Income must fall within Wabash Valley Habitat for Humanity's income guidelines which are based on the number of individuals in the home and the percentage of income as related to the area median income.
- Applicant has stable, verifiable income for the previous 24 months
- Applicant has paid their monthly bills on time for the previous 24 months (this includes credit card, phone bill, rent, utilities, etc.)
- Debt-to-income ratios are reviewed to determine affordability
- Applicant has no judgments or liens
- Applicant has no previous foreclosures listed on their credit report
- A Chapter 7 bankruptcy must be discharged for period of at least three years prior to applying. Applicants who have filed a Chapter 13 bankruptcy must have satisfactorily completed payments
- Applicant is required to have lived or worked in the county for which they are applying for at least 5 years
- Applicant must be a US Citizen or Permanent Resident
- Applicant must have verifiable rental or history in the previous 24 months
- All applicants are subject to a criminal background check, credit check and a sex offender registry check.

How to Apply
Applications can be downloaded from our website or picked up at the Wabash Valley Habitat office DURING OPEN APPLICATION WINDOWS. We do not keep applications on file as personal circumstances change and our building and rehabilitation schedules are heavily dependent on donors , builders and volunteers and are largely out of our direct control. During open application periods, Applications are reviewed by our Homeowner Selection Committee on a monthly basis (or as needed depending on number of applications). Application periods may open and close depending upon our projected home inventory.
Documents Required for Application
- Previous two months of pay stubs for each person earning income
- Previous two years of tax returns for each person earning income
- Previous two months of bank statements
- Copies of drivers license or state identification card for each member of the household
- Copies of social security card for each member of the household
- Marriage or divorce certificates (if applicable)(Wabash Valley Habitat for Humanity does not discriminate in its selection process on the basis of marital status; however, there are legal issues which make information regarding the marital status of applicants relevant to the application process)
- Copy of current lease
- Documents that show student loan account information such as remaining balance, payment amounts, deferment, etc. (if applicable)
- Payment history letters from each of your utility companies (gas, electric, water, phone, internet, etc.)
- Court order for Child Support or Alimony Income and copies of previous 12 months of payment received (if applicable)
- Verification of SSI/Disability for all applicable household members
Other documents may be requested by the Homeowner Selection Committee at any time during the application process.
Sweat Equity
Each applicant is required to perform sweat equity, which is the time your family must invest in Habitat for Humanity by attending Homeownership Classes, volunteering on Habitat builds, volunteering at the ReStore and eventually helping to build your own home.

Single Parent Household - 250 Hours Total (50 hours completed before construction of home begins, 75 hours completed by family/friends, remaining 125 hours completed on construction of own home)

Dual Parent Household- 500 Hours Total (100 hours (50 per person) completed before construction of home begins, 150 hours completed by family/friends, remaining 250 hours (125 per person) completed on construction of own home)

Applicants with disabilities that prevent them from completing sweat equity will make alternative arrangements with Wabash Valley Habitat for Humanity for meeting the sweat equity requirements.
Are there fees to apply?
Nope! There is no application fee! Once selected there will be fees associated with closing. These fees average from $1800-2000.
